4 Considerations To Help You Determine If You Need To Repair Or Replace Your Roof

When your roof is damaged, you are going to need to determine if you want to repair your roof or if you want to replace your roof. There are a few different considerations you need to take into account to determine which action is best for you.

#1: Roof Age

The first thing you need to consider is the age of your roof. If your roof is less than a decade old and has some damage, you will want to just repair it. If your roof is getting closer to two decades old, you should consider replacing your roof instead of repairing it, especially if your roof is showing other signs of aging, such as worn-down shingles or damaged flashing.

#2: Storm Presence

Second, you need to consider where you live. If you live in an area that experiences frequent storms that could damage your roofs, such as hurricanes, tornadoes, or hail damage, you will want to repair your roof immediately.

If the damage is extremely extensive from a storm, then you are going to want to consider replacing your roof. With this type of damage, you will want to file a claim with your insurance company. How your insurance company values the claim will impact if you repair or replace your roof. If your insurance company gives you enough money to replace your roof, you should take the money and replace your roof even if the roof isn't that old. If they just give you money to repair your roof, you should do that instead.

#3: Extent of the Roof Leaks

Next, if your roof has a leak, you need to consider the roof leak's extent when deciding what you should do.

If you caught the leak early, a repair is probably all that you need to do. However, if you didn't catch the leak early and there is extensive damage, you will want to consider replacing your roof. For example, if you have rooting sheathing and a rotting roof frame, replacing a roof will make more sense than just repairing the roof.

#4: Type of Repair

Finally, you need to consider what type of damage your roof sustained. If your roof sustained damage that is structural in nature, and the damage is extensive, you will want to replace your roof. If the damage is structural in nature but not that large, then repairing your roof may make sense.

If your roof is suffering more from aesthetic damage, as long as your roof is still functioning fine, you can probably hold off on either repairing or replacing your roof.
